What issues are most important to you? (List in order of importance)
1st priority: Houses must not be destroyed/Commercial use not acceptable if not as tasteful as Grouse proposal/No bad press for Mallory or Myles.
2nd priority: Preferable to have good press coverage and possibility for James to buy a condo/Sale price maximization after above interest satisfied
3rd priority: Cash preferred or hard assets preferred over notes or income rights
What is your BATNA? Reservation Price? Target?
$18.5m; the mid point of range (17.5-19.5) offered by Grouse.
My target: To not tolerate on the 1st priorities and try to negotiate on 2nd and 3rd priorities

3 competing final offers mean there is considerable demand for the property
Unique location and historical significance for Gotham
Downtown Ltd. buying of Bullard house revived the surrounding area and increased its value

What is your opponent’s BATNA? Reservation Price? Target?
BATNA/RP: I do not have all the data but I assume that being a top real estate firm they have access to similar sized properties with similar return potential.
Opponent Target: To pay as least as possible and maximize the use and IRR of the property
What are your opponent’s sources of power?
Tenant’s Right and Anti-Condo legislation required significant cash be paid to evicted non performing tenants/ rising taxes/ rise of operation
